Property tax support that keeps pace with your portfolio
Letting property looks simple from the outside: rent comes in, costs go out. In practice, landlords deal with a long list of rules on what can be claimed, how mortgage interest is treated, when repairs become improvements and how jointly owned property is split. Getting these wrong can mean paying too much tax or facing questions from HMRC later.
We work with landlords across Kent, from accidental landlords letting a former home to investors with several properties held personally or through a company. Our aim is to give you clear records, accurate returns and practical advice before decisions are made, not after.
How we help landlords
- Annual rental accounts and returns. Our landlord accounts and tax return service covers income and expenses, finance costs, jointly owned property and the property pages of your return.
- Making Tax Digital for Income Tax. Landlords whose qualifying income is above the threshold must now keep digital records and send quarterly updates. We help you get ready for Making Tax Digital, choose software and stay on top of each deadline.
- Selling a property. If you sell a UK residential property at a gain, the report and payment are due within 60 days of completion. Our Capital Gains Tax on property service works out the gain, the reliefs available and the return.
- Holiday lets and short stays. Furnished holiday lets are now taxed under the ordinary property rules. We advise on what that means through our holiday let and Airbnb accounting work.
- Company or personal ownership. Moving properties into a company has costs as well as benefits. Our property incorporation advice sets out both sides with figures, so you can decide with your solicitor and lender.
Landlords living overseas
If you live abroad and let property in Kent, the Non-Resident Landlord Scheme affects how your rent is paid and taxed. We can help with registration, returns and the interaction with your overseas tax position.
What we need from you
Usually this means your letting agent statements, mortgage statements, receipts for repairs and costs, and details of any property bought or sold during the year. If your records are a box of paper, that is fine; we will help you build a simple system so next year is easier.
Whether you are in Canterbury, Tunbridge Wells or anywhere else in Kent, you can work with us remotely or arrange to talk things through. Send us a message with a short outline of your properties and we will explain how we can help.
Frequently asked questions
Do I need an accountant if I only let one property?
Not always, but many single-property landlords find it useful. Mortgage interest, repairs versus improvements, jointly owned property and Making Tax Digital can all trip people up. We can prepare your return each year or simply review your figures so you know the claims are right.
Does Making Tax Digital apply to landlords?
Yes. Making Tax Digital for Income Tax applies to landlords and sole traders whose qualifying income, meaning gross rents plus self-employment turnover before expenses, is above the threshold for that year. The threshold is reducing in stages, so landlords who are not yet affected may be soon.
Should I put my rental properties into a limited company?
It depends on your income, borrowing, plans for the properties and how long you intend to hold them. Transferring existing properties can trigger Capital Gains Tax and Stamp Duty Land Tax. We set out the numbers for both options so you can make an informed decision with your solicitor and lender.
